Not all structural engineering work sits within the residential house category. Thitchener Consulting has experience in Class 2 multi-residential buildings, Class 9b assembly buildings and Class 9c aged care facilities — building types that sit within the National Construction Code's mid-tier classification and carry specific structural and compliance requirements.

Class 2 — Multi-Residential

Apartment buildings and residential flat buildings require structural engineering that addresses shared structural elements, transfer structures, fire-rated construction interfaces and the coordination demands of multiple independent tenancies. We have engineered Class 2 buildings from small duplex and triplex developments through to larger apartment projects.

Beyond new construction, we provide extensive remedial engineering services for existing Class 2 residential buildings. This includes structural assessment of aging apartment blocks, defect investigation, concrete deterioration analysis, and engineering solutions for structural issues affecting multi-unit buildings. Whether addressing water ingress, concrete spalling, structural cracking, or compliance upgrades, our experience with Class 2 buildings allows us to develop practical, cost-effective remedial strategies that minimise disruption to residents.

Class 9b — Assembly Buildings

Assembly buildings — community halls, places of worship, performance spaces — carry structural loads and code requirements that differ significantly from residential construction. We have experience in the structural engineering of 9b buildings including community hall extensions requiring coastal specification (C5) and code compliance documentation for council submission.

Class 9c — Aged Care

Aged care facilities sit within Class 9c and carry specific structural requirements including accessibility, robustness and in some cases fire-resistance ratings applied to the structural frame. We can provide structural engineering services for new aged care facilities and extensions.
