Structural Inspections & Engineering Reports

A structural inspection or report from Thitchener Consulting is a professional document prepared by a registered structural engineer with decades of experience in the building stock, construction methods and site conditions.

Our reports are used by property buyers, owners, lawyers, insurers, councils and certifiers. They are written to be clear and actionable — not hedged with qualifications that obscure the actual finding.

Dilapidation Reports

Dilapidation reports document the condition of a structure — typically a neighbouring property or infrastructure — before construction, demolition or excavation work begins nearby. These reports provide a clear baseline record that protects both the building owner and the party undertaking the works.

Structural Defect Investigation

When a structural defect is identified — cracking, movement, deflection, deterioration — we investigate the cause, assess the risk, and provide a report with engineering recommendations. These reports are often required for insurance claims, legal proceedings, or council compliance purposes.

Construction Inspections

We provide structural inspections during construction at key stages — footing inspection before pour, frame inspection, connection inspection — and issue engineer's certificates as required by the certifier.
